1. Who we are
This website is operated by ASA Fincap Advisors LLP, a real estate agent registered with the Uttar Pradesh Real Estate Regulatory Authority under registration number UPRERAAGT10926, with its principal place of business at 406, 4th Floor, Experio at Experion Capital, Vibhuti Khand, Gomti Nagar, Lucknow – 226010, Uttar Pradesh, India.
We market the project Sahu City Pearl (the residential phase of Sahu City Phase 2, RERA UPRERAPRJ391104/02/2024) as an authorised channel partner. We are not the promoter of the project. The promoter is Sahu Land Developers Pvt. Ltd.
In this policy, “we”, “us” and “our” mean ASA Fincap Advisors LLP. “You” means anyone who visits this website or submits an enquiry through it.
2. Information we collect
2.1 Information you give us
When you submit any enquiry form on this website, we collect:
- Your name — required, so we can address you properly.
- Your mobile number — required, so we can call or message you back.
- Your email address — optional, used to send you the price list and floor plans.
- Your budget range — required, so we show you units you can actually buy.
- Your preferred unit type — required (2 BHK, 3 BHK, or 3 BHK + Store).
2.2 Information collected automatically
When you submit a form we also record technical information that helps us understand where the enquiry came from:
- IP address — recorded by our server; used for fraud and spam prevention.
- Page URL and referring website — which page you enquired from and how you arrived.
- Advertising identifiers — Google Ads click identifiers (
gclid,gbraid,wbraid) and campaign tags (utm_source,utm_medium,utm_campaign,utm_term,utm_content), where present in the link you clicked. - Date and time of your enquiry, and a count of how many times you have enquired.
localStorage so that if you return later and enquire, we can tell which advertisement brought you. This lets us measure which campaigns actually work. You can clear it at any time by clearing your browser's site data for this website.
2.3 What we do not collect
We do not collect financial information, identity documents, or payment details through this website. This website has no payment facility. We will never ask you to enter card details, bank credentials, OTPs or passwords here, and you should treat any page claiming otherwise as fraudulent.
3. How we use your information
- To contact you about your enquiry — by phone, WhatsApp, SMS or email.
- To send you the project price list, floor plans, payment plan and availability.
- To arrange a site visit if you request one.
- To assist you with home loan referrals to lending institutions, if you ask us to.
- To share your enquiry with the promoter, Sahu Land Developers Pvt. Ltd., where that is necessary to process a booking or answer a question we cannot answer ourselves.
- To measure the performance of our advertising, so we spend our budget on campaigns that reach genuinely interested buyers.
- To prevent spam, duplicate and fraudulent submissions.
Our lawful basis is your consent, given when you submit a form, together with our legitimate interest in responding to enquiries about a property you asked about.
4. Where your information is stored
Enquiry data is stored in:
- A MySQL database on our web hosting account (Hostinger).
- A Google Sheet used by our sales team to follow up on enquiries.
- An email notification delivered to our sales inbox.
Some of these services store data on servers outside India. By submitting an enquiry you consent to that transfer.
5. Who we share it with
We share your information only with:
- Our own sales team, to respond to you.
- The promoter, Sahu Land Developers Pvt. Ltd., where needed to process your enquiry or booking.
- Lending institutions, only if you specifically ask us to arrange home loan assistance.
- Service providers who host our website, database and sales spreadsheet, and who process data only on our instructions.
- Authorities, where we are required to disclose information by law or by a competent court or regulator.
We do not sell your personal information, and we do not share it with unrelated third parties for their own marketing.
6. Cookies and tracking
This website does not set advertising cookies of its own. It uses your browser's localStorage and sessionStorage for two purposes: remembering advertising campaign tags for up to 90 days (see section 2.2), and remembering that the enquiry pop-up has already been shown to you once in this browsing session.
If Google Ads or Google Analytics tags are enabled on this website, those services may set their own cookies subject to their own privacy policies. You can review and control these at Google's privacy and terms site.
7. How long we keep it
We retain enquiry data for as long as needed to serve you and to meet our record-keeping obligations as a RERA-registered real estate agent under Rule 14 of the Uttar Pradesh Real Estate (Regulation and Development) Rules. Where we have no continuing obligation or relationship, we delete or anonymise enquiry data within three years of your last contact with us.
8. Your rights
You may at any time ask us to:
- Access the personal information we hold about you.
- Correct anything that is inaccurate or out of date.
- Delete your information, where we have no legal obligation to retain it.
- Stop contacting you — simply tell us and we will remove you from our calling and mailing lists.

Please note that if you have registered on the national Do Not Disturb (DND) registry, you may still receive calls from us in relation to an enquiry you yourself submitted, as that is a transactional response to your request.
9. Security
We take reasonable technical and organisational measures to protect your information, including transport encryption (HTTPS), restricted access to our database and sales sheet, and parameterised database queries. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.
10. Children
This website is intended for adults who are legally competent to contract. We do not knowingly collect information from anyone under 18. If you believe a minor has submitted information to us, contact us and we will delete it.
11. Third-party links
This website links to external sites, including the UP-RERA portal, Google Maps and the promoter's website. We are not responsible for the privacy practices or content of those sites.
12. Changes to this policy
We may update this policy from time to time. The “last updated” date at the top of this page shows when it was last revised. Material changes will be posted on this page.
