1. Who operates this website

This website is owned and operated by ASA Fincap Advisors LLP, a real estate agent registered with the Uttar Pradesh Real Estate Regulatory Authority under registration number UPRERAAGT10926, having its principal place of business at 406, 4th Floor, Experio at Experion Capital, Vibhuti Khand, Gomti Nagar, Lucknow – 226010, Uttar Pradesh.

This is not the promoter's website. ASA Fincap Advisors LLP is an authorised channel partner / marketing partner for the project. The promoter and developer of the project is Sahu Land Developers Pvt. Ltd. We are not the builder, developer or promoter, and we do not construct, own or sell the units in our own right.

By accessing or using this website, or by submitting an enquiry through it, you agree to these Terms. If you do not agree, please do not use this website.

2. The project

The project marketed on this website is Pearl, the residential phase of Sahu City Phase 2, situated at Sahu City, Main Sultanpur Road, NH-56, opposite Alpha Public School, Lucknow, Uttar Pradesh.

3. Information is indicative, not an offer

All content on this website is published for general information only. Nothing on it constitutes an offer, an invitation to offer, a warranty, a representation, or any part of a contract.

  • Prices and charges are indicative, prevail only as on the date of booking and acceptance by the promoter, and are subject to revision at the promoter's sole discretion without prior notice.
  • The indicative starting price shown on this website is exclusive of Preferential Location Charges, GST, stamp duty, registration charges and all other statutory levies, which are payable extra.
  • Availability of any unit, floor or tower changes continuously and is not guaranteed by anything shown here.
  • Areas quoted are RERA carpet areas from the approved floor plans. Sale is on carpet area only. “Reference area” figures are indicative and are not the basis of sale. Areas may vary by up to ±2% as permitted, with the necessary adjustment made before execution of the sale deed.
  • Specifications, layouts, amenities and elevations are subject to change on the instance of statutory authorities or at the promoter's discretion, and such changes are binding.
  • No possession or completion date is published on this website. Any such date is that filed by the promoter with UP-RERA and must be verified there.

The definitive terms of any purchase are those set out in the registered Agreement to Sell executed between you and the promoter. In case of any inconsistency between this website and that agreement, the agreement prevails absolutely.

4. Images and plans

All exterior views, aerial views, elevations, landscape depictions and interior views on this website are artist's impressions. They are representational and creative interpretations — not photographs of a completed building. Furniture, fixtures, fittings, landscaping and vehicles shown in floor plans and renders are indicative only and do not form part of any offering. Trees, plants and mature landscaping shown may not reflect the state of the property at handover.

5. Payments — read this carefully

All payments must be made only into the designated RERA collection account. Never transfer money to an individual, a broker, a sales agent, or to any account other than the one named below. Neither ASA Fincap Advisors LLP nor Sahu Land Developers Pvt. Ltd. accepts any liability for money paid into any other account.

Cheques and demand drafts are to be drawn in favour of “SLDPL Collection A/C - Sahu City Phase-2”, payable at Lucknow. Payments are to be made after deduction of applicable TDS, presently applicable on property valued above ₹50 lakh.

This website has no payment facility. We will never ask you to enter card details, net-banking credentials, OTPs or passwords on this website. Treat any page or message claiming otherwise as fraudulent and report it to us immediately.

6. Enquiries and contact consent

By submitting an enquiry form, calling, or messaging us on WhatsApp, you:

  • Confirm the details you have given are accurate and that the mobile number is yours;
  • Consent to be contacted by us and by the promoter by telephone, SMS, WhatsApp and email regarding this project and your enquiry;
  • Agree that this consent overrides any registration you may hold on the national Do Not Disturb (DND) / NCPR registry, to the extent that our response is a transactional reply to an enquiry you initiated;
  • Confirm you are at least 18 years of age and legally competent to contract.

You may withdraw this consent at any time by writing to sales@sahucity.in or telling us on a call.

7. Brokerage

Where you are introduced to the project by us, our brokerage or commission is payable by the promoter under our channel partner arrangement, unless separately agreed with you in writing. We do not charge a fee for providing information or arranging a site visit.

8. Home loan referrals

Any reference to home loan availability from named banks or housing finance companies is informational only. Sanction, eligibility, rate of interest and terms are decided solely by the lender concerned. We are not a lender, we do not act as a lending intermediary, and we give no assurance that any loan will be approved.

9. Third-party content

This website embeds a Google Maps frame and links to external websites including the UP-RERA portal and the promoter's website. Those services are governed by their own terms and privacy policies. We do not control and are not responsible for their content, accuracy or availability. Map locations are indicative and should not be relied on for navigation or for determining boundaries.

10. Intellectual property

The project name “Sahu City Pearl”, the “Pearl” wordmark, the “SLD / Sahu Land Developers” marks, and all brochures, renders, floor plans, site plans and photographs remain the property of their respective owners, principally the promoter. The layout, text and design of this website are owned by or licensed to ASA Fincap Advisors LLP. You may not reproduce, republish, scrape or commercially exploit any of it without prior written permission. Bank and financial institution logos shown are the trademarks of their respective owners and appear solely to indicate loan availability.

11. Limitation of liability

This website is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we exclude all warranties, express or implied, as to accuracy, completeness, fitness for purpose or uninterrupted availability.

We shall not be liable for any indirect, incidental, special or consequential loss, or for any loss of profit, opportunity or goodwill, arising from your use of, or reliance on, this website. Nothing in these Terms limits any liability that cannot lawfully be limited, including liability for fraud, or any right or remedy available to you under the Real Estate (Regulation and Development) Act, 2016 or the Consumer Protection Act, 2019.

12. Your responsibility to verify

Before making any booking or payment, you are strongly advised to independently satisfy yourself about the project — its RERA registration, approved plans, sanctioned layout, title, approvals, specifications and the registered possession date — by inspecting the records at www.up-rera.in and by taking independent legal and financial advice. Do not rely solely on this website or on any oral representation made by any person, including our staff.

13. Changes

We may amend these Terms or any content on this website at any time without prior notice. The version published here at the time you use the website is the version that applies to you.

14. Governing law and jurisdiction

These Terms are governed by the laws of India. Subject to the jurisdiction of the Uttar Pradesh Real Estate Regulatory Authority and the appellate forums constituted under the Real Estate (Regulation and Development) Act, 2016, the courts at Lucknow, Uttar Pradesh have exclusive jurisdiction over any dispute arising out of or in connection with this website.
